These booking conditions set out the terms on which you contract with us, Levin Matkailu Oy (Levi Central Booking Office), the marketing organisation. A contract exists between you and the marketing organisation and all conditions become binding to us both once You have made the booking. The booking must be made by an adult person. A written permit is required from parents in case of minor travellers.
Your booking is definite when you have received the invoice attached with the information about the accommodation and the keys. The service fee is 25 € and the service fee for bookings made through the internet is 16 €. If we don’t receive your payment, that is not considered as cancelling the reservation. We need all cancellations in written. If the balance is not received by the due date, we reserve the right to cancel your booking. Advance payment is 30% from the whole accommodation price. If your stay is four weeks or more, or the price of an individual apartment is 3000 € or more, an advance payment of 50% will be charged. If your booking is made later than eight (8) weeks before your stay at Levi you pay the full payment.
The service fee for bookings made through the internet is 16 €. As payment methods you may choose from the following:
The internet booking can be paid by a valid credit card. You are responsible for printing yourself the receipt, invoice, the description page with key details and the booking conditions. The booking system will send a confirmation (of the booking) to the e-mail address you have provided (during registration). The Central Booking Office will not send any invoices, confirmations or information to you if the booking is made through the internet. The booking is not valid if you have not returned back to the confirmation page after the payment has been done – the internet page does not confirm the booking. Levi Central Booking Office is not responsible for the failed bookings. You should immediately contact the booking office to solve the situation. Levi Central Booking Office does not guarantee that the wanted accommodation is still available. If the accommodation unit is no longer available, the money will be refunded back to you, or an alternate unit will be offered. During the booking procedure you are also accepting these booking conditions and the general internet user terms. You are responsible for studying the terms, conditions and the instructions to book accommodation before placing an order. Please call or send an email to the care taker of the apartment to agree upon the key at least 2 working days prior to arrival! The contact details are in the description.
Should you want to cancel your booking, you must ALWAYS do so in writing to Levi Central Booking Office. If you cancel the booking:
*28 days prior to arrival: the paid amount will be returned deducted with the cancellation fee of 32 € and the service fee 25 €/internet 16€. If your stay is four weeks or more, or the price of an individual apartment is 3000 € or more, the advance payment with the cancellation and service fees will be charged.
*later than 28 days prior to arrival: the whole amount will be charged.
*If you book accommodation 27-14 days prior to arrival, you have the right to cancel the booking within 7 days.
*If you book accommodation 13-1 days prior to arrival, you have the right to cancel the booking within 1 day.
The cancellation will take effect from the day we receive your written notification. If you can prove you have made and sent your cancellation to the right address to us at the due date, we will accept your cancellation whether we receive your notification late or none at all. If your cancellation is due to sudden illness / injury / death of a close relative or your travel party, we will refund you your payment reduced with the advance payment (30%/ 50%) plus the service fee (25 €) and the cancellation fee (32 €). The client’s payment will not be refunded if the cancellation is done later than 48 hours prior to arrival or during the booked period. You will have to present a reliable document, e.g. a doctor's certificate (within 14 days), on the case.
Should you want to change your booking after confirmation, we will have to consider it as a cancellation of your booking and the new arrangements will constitute an entirely new booking. We recommend our guests to have an insurance in case of any emergencies or unexpected incidents.
The Levi Central Booking Office reserves the right to cancel the booking in case of force majeure or other reasons out of Levi Central Booking Office’s control such as e.g. fire and/or water damages in the booked accommodation. In this case we will notify you of the cancellation immediately and refund all money paid. Levi Central Booking Office reserves the right to cancel the booking in case the payments are not done on time.
The key to your holiday accommodation will be handed to you latest 16.00 o’clock on the day of your arrival Please agree upon the key with the care taker 2 working days in advance, either by telephone or e-mail. The contact details for the care taker are in the description. The person handing the key for you has the right to charge you the cost regarding a replacement key (even locks of the doors will be charged in case of special serried keys). The care taker of the apartment / cabin has the right to charge you money in case the key is inside the accommodation and you cannot get in.
Your accommodation will be at your disposal from 16.00 on your arrival day until 11.00 on your departure day. The rent of the holiday accommodation includes kitchen utensils and dishes, fuel for heating, lightning and cooking. The normal temperature in the apartment is 20 – 22 C. You are expected to bring your own linen and towels with you and to do departure cleaning yourself unless you agree otherwise when booking your holiday. If needed, you can order them through Levi Central Booking Office for an extra charge at least 3 weekdays before your arrival. N.B! If you order them upon or after your arrival, we will add a transportation fee of 30eur upon the costs of the bed linen.
It is not allowed to use sleeping bags on the beds. Some apartments or cabins include lift tickets. You are obliged to return them on you date of departure by 11.00. The owner or his/her representative has the right to charge you for the new replacing lift tickets. You will have to agree in advance upon the usage of a hot bathing tub. An extra charge of the used fire wood and water will be charged.
No smoking in apartments / cabins! In case of smoking in the accommodation, please notice that we will charge a cleaning fee of minimum 300 euro. The departure cleaning will be included into the holiday accommodation reservation. You are responsible for the tidiness of the apartment / cabin, all furniture and dishes need to be cleaned and put on the right place (dirty dishes can be left in the dishwasher machine, which must be switched on), all garbage need to be taken to the outdoor garbage can. The care taker has the right to charge you a double fee for the extra cleaning if the accommodation is not in an acceptable state after your stay. In case of breakage you are advised to contact the owner / his representative or the cabin maintenance for setting the damages. We cannot answer for goods left / forgotten to the apartment by the client.
The client is bound to indemnify the cabin owner for any damages of the apartment/cabin or the movable property of the apartment/cabin during her stay – whether the damage is intentional or accidental.
If the tenant does not stop causing disturbance / dangerous situations for his/her fellow neighbours, has the owner of the apartment or his/her representative the right to terminate the tenancy agreement. The tenant will be liable for all expenses occurred.
The number of persons staying at a cabin or apartment should not exceed the number given in your invoice. Tents or caravans on the building site are not allowed without a separate permission. Pets are allowed into some accommodation units. Please inform about your pet whilst booking the apartment / cabin. You are obliged to clean the spoor after your pet.
Should you have any cause to complaint about the booking or state of your holiday accommodation you must immediately inform the owner of the place / his representative or the cabin maintenance of the complaint for remedial action. Should a problem remain unsolved you should make your complaint in writing, for continued handling, to us within a week's time after your booking has ended. Should we not be able to settle things amicably, you are entitled to have the dispute arbitrated at the Finnish Consumer Complaint Board.
The Levi Central Booking Office is not responsible for possible harm or expenses caused by the forces of nature, insects, moles or unexpected weather changes, construction work in neighbor building site, changes of equipments in the apartment/cabin of which the owner has not informed Levi Central Booking Office or problems caused by a third party like water-, electricity- or TV network interruption. Some apartments have free Internet access for customers. Problems with the Internet connections need to be informed to the care taker of the apartment during the office hours (8-16. They will try to solve the problem as soon as possible. Levi Central Booking Office is not obliged to give any compensation of the accommodation costs due to a not properly working Internet connection.
The Levi Central Booking Office is not responsible for misprints or changes occurring after the print of the brochure. We reserve the right for price changes.
Levi Central Booking Office reserves the right to change price errors before a contract is made. VAT in valid regarding current legislation rules.
